Services

Every service, and exactly what goes into it.

What we do, and how it gets done. Species, floor condition, stairs, and room count all shape the work — your written estimate is the one that counts.

Sanding & refinishing

The core of what we do. Three-grit sequence to bare wood, edges and corners cut by hand, then two to three coats of finish buffed between passes.

  • — Furniture moved and rooms sealed
  • — Vacuum-shrouded drum, edger, and buffer
  • — Waterborne or oil-modified finish
  • — Baseboard and trim protection

Custom staining

Color matched to your trim, cabinets, or a photo you hand us. We always lay sample squares on your own floor and let you choose in your own light.

  • — On-floor sample boards
  • — Water-popped grain for even uptake
  • — Natural, walnut, ebony, gray-wash
  • — Reactive and penetrating oil options

Repairs & board weaving

Water damage, pet stains, burn marks, radiator cut-outs, and missing planks. We source matching stock and weave it in so the repair disappears under finish.

  • — Species and width matching
  • — Subfloor and squeak correction
  • — Transition and threshold rebuilds
  • — Stair tread and riser repair

New hardwood installation

Solid or engineered, wide plank or herringbone. One crew installs, sands, and finishes, so nobody points fingers when something needs fixing.

  • — Moisture testing and acclimation
  • — Subfloor leveling and underlayment
  • — Nail-down, glue-down, or floating
  • — Full finish system included

Screen & recoat

For floors with tired finish but sound wood. We abrade the top layer and lay a fresh coat — one day, no dust, a fraction of a full sand.

  • — Adhesion testing first
  • — Same-day return to the room
  • — Extends a finish by 5–8 years
  • — Sheen change available

Commercial & multi-unit

Three-deckers, offices, studios, and function halls. Night and weekend scheduling so your tenants and customers keep their doors open.

  • — Phased room-by-room scheduling
  • — Commercial-grade finish systems
  • — COI and lien waivers on request
  • — Turnover-deadline guarantees

Common questions

How long will my floors be out of use?
A typical 800 sq ft first floor takes three days: sand day one, stain day two, final coats day three. Light socked traffic after 24 hours, furniture back after four to five days.
Is it really dustless?
No sanding is truly dustless, but vacuum-shrouded machines and HEPA containment capture around 98%. Most clients report wiping down one shelf, not the whole house.
Can I stay in the house?
Yes for waterborne finishes, which are low-VOC and cure fast. For oil-modified we recommend staying elsewhere the night after each coat.
How thin can a floor be before it can't be sanded?
Solid hardwood usually takes 4–6 sandings across its life. We gauge remaining wear layer at the estimate and tell you honestly if a recoat is the smarter call.
